Two businesses on one lot
A gas station runs a fuel business and a retail store side by side. Fuel is bought by the load, often on short supplier terms, and sold over days; the store carries drinks, snacks, tobacco and grocery items that turn quickly. Card fees, equipment upkeep and payroll for long opening hours run alongside.
Funding needs fall into three groups: inventory, forecourt and store equipment, and larger projects such as a canopy or store remodel.
Hamblen County, TN gas stations by the numbers
County Business Patterns counted 39 gasoline station employer establishments in Hamblen County, TN in 2023, with about 287 employees and annual payroll of $7,669,000. Nineteen of them, 48.7%, had fewer than five employees. ZIP Code 37814 held 22 of those stations (ZBP 2023).
Standalone convenience stores without fuel are fewer: 7 employer establishments countywide in 2023, six of them with fewer than five employees. Grocery stores added 17. Nonemployer Statistics found 3 gas stations without employees in the county in 2024, a separate program and year that is not added to the employer count.
Fuel loads and shelf stock: inventory funding
Inventory financing covers stock bought ahead of its sale. For a station that means fuel loads and the store's shelves and coolers. Fuel turns quickly, so short structures fit; store stock is steadier. Partners will want supplier invoices and sales records that show how fast each turns.
Gas station equipment financing
Gas station equipment financing covers dispensers, card readers, tank monitoring, air and vacuum units, walk-in and reach-in coolers, ice machines and point-of-sale systems. Equipment financing spreads the cost over the equipment's life and uses it as collateral. Installed forecourt equipment is harder to repossess than a cooler, so partners may look more closely at the business's overall cash flow.
A commercial loan for a gas station project
A new canopy, a store remodel, added pumps or a food counter is a project with a budget, which points to a term loan. Partners want contractor bids, the lease or ownership arrangement for the site, and the station's sales history. Check zoning and permits before committing; the zoning and permit timeline explains the order of steps.
Buying a gas station business is a separate kind of request that this site does not cover.
Long hours, staffing and the daily deposit
Stations open early and close late, so payroll is a large fixed cost even when traffic is light. Card settlements arrive daily and card fees come out of every fuel sale, which leaves less cash than the pump totals suggest. Partners read the bank deposits, not the gross sales, so have both ready and be able to explain the difference.
A short stretch of thin deposits, such as a road closure or a broken dispenser, is the kind of gap working capital covers. Several thin months in a row are a reason to look at costs before borrowing.
Convenience store business loans
A convenience store without fuel is a small-format retailer. Convenience store financing usually means inventory funding for stock, equipment financing for coolers and point-of-sale systems, and working capital for payroll during a slow stretch. With six of the county's seven employer convenience stores under five employees in 2023, most are very small, and partners will look at the owner's credit alongside the store's deposits.
Gas station loan requirements: what partners commonly review
- Fuel gallons and in-store sales by month
- The fuel supply contract, with its terms
- Bank plus card-processor statements, same months
- Quotes naming the make and model
- The site lease or ownership documents
- Existing debt, including any supplier financing
The gas station financing requirements article goes through each document in detail.
One fuel load's cash cycle, worked by hand
Made-up figures, for illustration only. A station takes an 8,000-gallon load at a made-up cost of $3.00 a gallon, so $24,000 is owed to the supplier, say on 10-day terms. The load sells over about six days, almost all of it on cards, and card batches settle a day or two later. In this example the cash is back in the account around day eight, two days before the invoice is due. Stretch the selling period to twelve days, or have the supplier draft the account on delivery, and the station is short for several days on every load.
That is why partners ask for delivery tickets and supplier statements alongside the bank statements: the timing between them is the gap a request is sized against. Averaged from County Business Patterns 2023, the county's 39 employer stations had about 7.4 employees each and payroll near $26,700 per employee (our arithmetic).
Matching station needs to funding
| Need | Usual fit |
|---|---|
| Fuel deliveries and shelf stock | Inventory financing |
| Dispensers, coolers, point-of-sale | Equipment financing |
| Canopy, remodel or added pumps | Term loan |
| Wages through a quiet stretch | Working capital |
A labeled example: replacing four dispensers
Made-up figures for illustration; not an offer. A Hamblen County, TN station gets a $64,000 quote to replace four dispensers, installation included. Over 60 months, the principal is about $1,067 a month before the partner's rate. The owner checks that payment against monthly fuel and store income after card fees, not against fuel sales alone.
